055: Where Are The Best Deals On Rental Properties? Dustin Heiner Explains…

In this episode, I’m talking with my friend Dustin Heiner . Dustin’s area of expertise is rental properties – the bread & butter most real estate investors aspire to work with at some point in their career. Right now, rental property prices are really, really high – in some markets, they’re higher than they’ve even been before, which makes it particularly challenging for real estate investors who actually want to find a good deal and continue expanding their business. What are we supposed to do when deals are so much harder to find? Where do we look? What’s the best acquisition strategy for finding the lowest-hanging fruit? In this interview, Dustin is going to walk me through his standard process for finding deals on rentals. We’re going to talk about where to start, what to look for in a market, what tools are most useful for doing this, how to know when you’re looking at a good deal, and how to find a great property manager that will make this business scalable. We’re ...

Foreclosure.com Review: What Can This Website Do For Real Estate Investors?

Image
Foreclosure.com is a website that aggregates data from thousands of different sources all over the country (courthouse records, banks, mortgage records, government agencies, etc) to give you ONE central place where you can find a ton of real estate deals. Don’t get me wrong – there are plenty of other places where you can find this information, but it usually requires you to look at a bunch of different sources that aren’t user-friendly , and oftentimes you won’t be able to see everything from these sources (e.g. – a bank’s list of REO properties will only show you the properties owned by that one bank – not ALL of the foreclosures in the area). Foreclosure.com basically gives you a massive shortcut to finding many the worthwhile deals in the markets where you’re working, so you’ll know where to put the magnifying glass. In this blog post, we’re going to dive into the details of what this site has to offer real estate investors, the differences between all the different listing ty...

054: Karl Made Six Figures Last Year Assigning Contracts. Here’s How He Did It…

Reading time: 2 minutes Today we’re chatting with a good friend of mine who was one of the first big cheerleaders of REtipster.com and the REtipster Club way back when things were just getting started. I’m talking about my good friend Karl James . Karl was actually the first person I ever interviewed on the REtipster Podcast (you can hear it in episode 3 ) and he has always been very open to sharing the things that are working for him in the land business. It seems like every time I talk to the guy, there are a lot of valuable lessons and insights that come out of the conversation. The reason I wanted us to talk with him today (other than the fact that it’s just been a while since I’ve talked with him) is because the last time we spoke, he mentioned in passing that he’s been able to make over six figures in the land business over the past year, just by assigning contracts . In other words, he isn’t doing what most land flippers do, where we speculatively buy properties for a s...

Want To Invest In Farmland? You Need To See This First

Image
Reading time: 5 minutes Not long ago, I heard about a company called AcreTrader . This is a real estate crowdfunding platform that invests in farmland throughout the United States and gives accredited investors the opportunity to diversify their money into assets outside of the stock market. Even in the real estate world, farmland is a very different type of real estate asset. It doesn’t follow the same trends as the rest of the real estate market as a whole (e.g. – single-family houses, apartments, and other commercial buildings). In many ways, farmland operates in a world of its own, and values rise and fall based on the global supply and demand of farmland and food commodities (with a limited amount of farmland available and a growing number of mouths to feed worldwide). Investing in farmland is a way to diversify, not just into real estate, but into a real estate class that isn’t controlled by the same type of volatility that affects most of the conventional real estate inves...
